Fresh insulation disappears behind drywall quickly. That is exactly why the questions asked before installation matter so much. A low quote is not a bargain if the work leaves gaps, blocks ventilation or covers damp framing.
Ask these eight questions before you approve the job
- What problem are we solving? The contractor should inspect the area and explain whether the priority is heat loss, air leakage, moisture, sound or a combination.
- Is the space ready? Roof leaks, plumbing leaks, mould, unsafe wiring and wet framing should be dealt with before new insulation covers them.
- What material and product will be installed? Your written scope should identify the insulation type, intended location and manufacturer or product system.
- What thickness and R-value are included? Ask how coverage will be checked. Thin spots, gaps and compressed batts reduce performance.
- Who will perform the work? For spray foam, ask to see the installer credentials required by the product’s Canadian evaluation and quality-assurance program. Also confirm liability insurance and WorkSafeBC coverage.
- How are air sealing, vapour control and ventilation being handled? More insulation does not excuse blocked soffits, an unsealed attic hatch or a poorly planned moisture layer.
- What is the safety and re-entry plan? Spray areas should be isolated and ventilated. Follow the product-specific time-to-occupancy instructions provided by the contractor.
- What records will I receive? Keep the contract, product information, installer details, thickness or R-value, jobsite records, warranty terms and photographs before the work is concealed.
One last check
Walk through the finished area before drywall or other coverings go up. Look for even coverage, clean transitions and missed corners. If something seems vague, ask for it in writing.
